DESCRIPTION: Saint Johns Townhomes is a 3-unit speculative infill development located near Park Circle in North Charleston. The site was originally an oddly shaped pair of parcels that were later combined to create a 0.2-acre property oriented at a roughly 45-degree angle to the street. The resulting parcel was subsequently split into three narrow lots, allowing for the units to be Fee Simple Townhomes according to local regulations. The stepping “sawtooth” configuration of the units is a direct response to the peculiar shape of the lots but was specifically employed to give each townhouse more than one exposure on their front facades. This gesture diminishes the strict dual-aspect nature of typical townhouse plans that results in living spaces poorly lit from only the front and back. To make the design strategy compatible with both building and zoning codes, the newly formed property lines had to be carefully delineated such that they jog away from the side facades after passing through the shared party walls.
A gridded façade lends a common thread to what are otherwise three very unique townhouse plans ranging from 1,800 to 2,600 SF. The configuration of the middle unit varies from the two end units as it features a garage on the ground floor and the main living spaces on the second floor. All units have open-plan main spaces, private backyards, and balconies off of their primary suites offering a view of the marsh across the street.
